Venice Community Housing (“VCH”), a community-based, nonprofit organization, supports and builds equitable and inclusive communities by providing affordable housing with supportive services, education, employment programs, and public policy advocacy that advances racial and economic justice. Currently, VCH owns and manages 340 units of affordable and supportive housing and is in a growth phase with over 400 units in predevelopment/construction stages. Our vision is that our compassionate approach to these solutions will serve as a model to other communities across the country.

The Assistant Property & Asset Manager will be responsible for the administrative tasks associated with property and asset management, including assisting property managers to complete annual recertifications, track and coordinate compliance reporting, seek bids for capital work throughout the portfolio, and conduct basic property management functions during vacations and vacancies on the property management team.

The Assistant Property & Asset Manager reports to the Director of Property and Asset Management, works closely with the Compliance Specialist and Property Management Team. They bring attention to detail, strong follow-through, and a trauma-informed approach to all tenant interactions, contributing to a stable and mission-aligned property environment.

Responsibilities include, but are not limited to:
Leasing & Recertification Support (Tenant-Facing Execution):
  • Rotates throughout the VCH portfolio to assist with intake interviews for applicants and existing tenant recertifications.
  • Collect and organize all required household documentation.
  • Follow up consistently with tenants/applicants to ensure timely and complete submissions.
  • Submit and follow-up for third-party verifications.
  • Scan applications and certification documentation and upload to Real Page Compliance Services, as needed.
  • Enter information into Real Page and create Tenant Income Certifications.
Maintenance and Vendor Coordination:
  • Maintains and updates the preferred vendor list for the portfolio in coordination with the Director of Property and Asset Management.
  • Calls third party vendors for proposals for capital repairs.
  • Coordinates site inspections, initial review of proposals, and submits a comparable analysis to the Director and/or Regional Property & Asset Manager.
Administrative & Reporting Support:
  • Maintain organized records and filing systems.
  • Update Organizational Compliance Tracker.
  • Assist with reports, audits, and inspections.
  • Prepare notices and correspondence as directed.
  • Support overall property operations of Property Managers that are on vacation or vacant positions, as directed.
  • Process rent payments and maintain accurate records.
  • Track delinquencies and assist with follow-up communications.
Property Operations Support:
  • Conduct routine site walks (daily for site of residence) and unit inspections as needed, including pick-up trash and light janitorial to maintain curb appeal and resident safety.
  • Monitor property conditions and report concerns.
  • Assist in maintaining safe and clean properties.
  • Be available to respond to after-hours emergencies.
  • Collect, enter and manage work orders.

QUALIFICATIONS:
  • Minimum 1 year of experience in property management, leasing, or a related administrative role, preferred.
  • Commitment to and understanding of the Housing First model and trauma-informed practices.
  • Conflict resolution mindset with an understanding of, and practice with, de-escalation techniques.
  • Strong organizational, communication, problem solving, and interpersonal skills, ability to prioritize tasks, work independently.
  • Candidate must be proficient in Word, Excel, Outlook, and database software; knowledge of RealPage a plus.
  • Bilingual Spanish/English a plus.
  • Must pass criminal background checks.
  • Valid California driver’s license and automobile insurance (or have access to reliable transportation) in order to travel between properties, to off-site properties, meetings, trainings, and events.
  • Ability to communicate through print: emails and letters.
  • Ability to work independently.

SALARY:
Salary ranges from $42,000 - $45,000 (paid on an hourly basis) plus a rent-free one-bedroom unit with all utilities paid. This is a full-time, non-exempt position. PHYSICAL REQUIREMENTS:
Job frequently requires sitting for extended periods of time entering data into a computer and handling objects with hands. Job occasionally requires standing, walking, reaching, talking, driving, hearing, and lifting up to 25 pounds. Occasionally ascends/descends stairs, move inside and outside the office, apartments, buildings, etc. Required to have visual acuity to perform the following tasks: operate a motor vehicle, view a computer terminal, see information in print and/or electronically, reading, and writing.
